What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area of the house and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Disputing property taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you own! Unless a certified appraiser has executed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A measurement service can secure fair market value for your home. Area is one of the biggest elements potential buyers examine when purchasing a home — but since these values are often estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any renovation that might have affected square footage).

Material for agents

To ensure that your client's home closes at a price that properly reflects market value, we suggest seeking a home measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic to entice potential buyers since they can review the layout and attributes of the house before and after touring.
